Timeline for your home search

Finding a house can be a daunting process, especially if you don’t know the market or what the best (or worst) areas are to look in.
The rental market in the Netherlands moves very quickly. When something goes on the market on a Monday, you can expect it to be off the market within the week. That means you have to act quickly.
But because the market moves at lightning speed, looking months in advance isn’t typically going to work for you. That’s because the homes that are listed now are usually available… well, now. You will see ones that are for the first of the following month and occasionally, you’ll see ones further out. But those aren’t as common.
So how far out do you start your search?
We recommend starting your search about 6 to 8 weeks prior to your arrival. For example, if you are looking for a May 1 start date, you should start looking early to mid March.
When looking at houses, agencies will list their properties online. Usually within a day or two, their viewings are filled. But the viewings themselves aren’t for a few days. If you call on a Monday, you might not actually have a viewing until Friday. This can feel like the process is moving slowly but it’s just the way the market is in the Netherlands.
We will set up as many of these appointments as it takes in order to find the ideal home you are looking for to start your new adventure in the Netherlands. If you are still abroad, we will send you a video of the property and our feedback so that you can get a feel for the home.
From offer to contract
Once a house is viewed and it’s been decided that it’s the home that’s right for you, an offer is submitted to the agency representing the landlord. Offers are usually expected within 24 hours of a viewing. Any longer and you can expect it will already be off the market. A decision on your offer typically takes about 2-5 business days.
If you are the chosen candidate, you can expect a letter of intent from the agency within 1 to 2 business days. Once this is signed, a contract will be the next step. A contract can take up to a week depending on the timing of your move in date.
The contract will also include your move in date. Upon receipt of the signed contract, a time will be determined for your move in date. Should you find a home before you actually arrive, our agency is able to go to the home inspection on your behalf and collect the keys. We then arrange a time to meet you once you arrive to go through the house and welcome you to the Netherlands!
